The Brief & Vision
Embassy Boulevard is an exclusive luxury gated community Off NH7, 12 kms before the Kempegowda International Airport and 13 kms from the Hebbal flyover. The 51 acre private residential enclave contains 170 detached villas, 28 parks, which constitute 5 acres of open space and a branded clubhouse.
The brief from the Client was to design a sales and marketing office with three fully functional show villas of different typologies that will be sold to buyers in the future. The design would require both external building and interior design for this first phase of the project.
Conceptual Approach
After the master planning was completed, the location for the sales and marketing office, together with the 3 sales villas were intended to be located in close proximity to one another, to minimise the travel distances and to restrict public and visitor access to the construction zones.
5 types of villas were first designed with the master plan, and the selected show villas were based on the smallest villa size, medium villa size and largest villa. This allowed potential buyers to have an opportunity to view their required villa type before making a purchase.
The marketing office was planned with some flexibility in mind. The design of the external envelope takes reference from the elements that were designed and detailed in the villas to maintain the design consistency language. Internally the spaces were planned with a meandering journey approach where it takes users from reception to a gallery space, before the physical model area and into either a lounge area with a coffee bar or to an intimate meeting area for privacy.
A back office space was designed and planned within as a flexible space, as this office was intended to be converted into another space once the other villas are fully constructed.
Within the outdoor area, an enclosed playground is planned as children’s entertainment and safety while the buyers have a peace of mind within the internal space.
Sustainability Approach
Buggy charging areas are extensively planned to promote a cleaner and greener environment within the development.
As part of the initiative to reduce carbon footprint, the granite used within the landscape and feature walls were the local sadarahalli granite, where the quarry is a few kilometres away from the site.
